What is Triple-net (NNN) lease?

Short definition
A triple-net (NNN) lease is a commercial lease where the tenant pays base rent plus the three 'nets' — property taxes, building insurance, and maintenance/CAM — on top.
DefinedTermCanonical definition · EasyBay glossary

In a triple-net lease, common for industrial and warehouse space, the headline rent is only part of the cost. The tenant separately covers property taxes, insurance, and common-area maintenance (CAM), which can add 20–40% to the effective rate and are often reconciled once a year.

This is a major reason co-warehousing can be cheaper than it looks on paper: an all-inclusive monthly membership rolls utilities, maintenance, and amenities into one rate, with no NNN reconciliation or surprise CAM bills.

EasyBay rents flexible co-warehousing suites by the month — see sizes & pricing or book a tour.
