Clear height (not the roof peak) is what determines your real storage capacity, because racking and pallets can only go as high as the lowest beam, light fixture, or sprinkler head allows. Modern bulk warehouses run 32–40 feet clear; older small-bay and flex buildings are often 14–24 feet.

For a small product brand, clear height matters more than raw square footage: a taller suite lets you add a second or third level of racking and store far more inventory in the same footprint. Co-warehouse suites typically use the building's existing clear height, with modular walls that stop short of the ceiling.
